UH, TONIGHT I'M PRESENTING ZDC 68 20 26 FOR A SPECIFIC USE PERMIT REGARDING COMBINED FLOOR AREA OF ACCESSORY STRUCTURES EXCEEDING 1000 SQUARE FEET.

SUBJECT PROPERTY IS CURRENTLY ZONED AS FUTURE DEVELOPMENT AND SITS ON APPROXIMATELY 1.516 ACRES UNDER CURRENT ZONING REGULATIONS, PROPERTIES ON LOT SQUARED, ONE ACRE CAN HAVE THREE OR MORE ACCESSORY STRUCTURES REGARDLESS OF SIZE ON THE PROPERTY WITH A COMBINED FLOOR AREA OF 1000 SQUARE FEET WITH AN APPROVAL OF A SPECIFIC USE PERMIT.

SUBJECT PROPERTY CURRENTLY HAS FIVE EXISTING ACCESSORY STRUCTURES TOTALING ROUGHLY 1099 SQUARE FEET.

THESE INCLUDE AN 80 FOOT SQUARE FOOT, EXCUSE ME, 80 SQUARE FOOT PLAYHOUSE, A 682 SQUARE FOOT CARPORT, A 162 SQUARE FOOT CABANA, AN 80 SQUARE FOOT GREENHOUSE, AND AN EXISTING 160 SQUARE FOOT.

SHED SHOULD BE NOTED THAT MOST OF THE ACCESSORY STRUCTURES THAT REQUIRE A PERMIT STRUCTURES THAT ARE 120 SQUARE FEET OR MORE HAVE OBTAINED THE CORRECT PERMITS UNDER A PREVIOUS ADDRESS KNOWN AS 3 3 3 9 FM 8 77.

HOWEVER, THE EXISTING 10 BY 16 CABANA HAS NOT PROCEED A BUILDING PERMIT.

THE STAFF HAS ADDED A CONDITION TO THE CORRESPONDING STAFF REPORT THAT REQUIRES THAT A PERMIT MUST BE OBTAINED PRIOR TO THE ISSUANCE OF THE NEWEST BUILDING PERMIT.

UM, THE APPLICANT COULD DO THIS SIMULTANEOUSLY, UH, WITH THE NEW STORAGE, UH, SHED IF THEY SO DESIRE.

ACCORDING TO THE APPLICANT'S OPERATIONAL PLAN, THE USELESS ITEM IS FOR STORAGE, UH, AS THE EXISTING STORAGE SHED IS TWO CONFINED.

THE PRIMARY STRUCTURE IS AROUND 2,638 SQUARE FEET AND THE PROPOSED NEWEST ACCESSORY STRUCTURE IS ONLY ONE STORY AND HAS AN AREA OF 162 SQUARE FEET.

UM, ACCORDING TO THE APPLICANT'S SITE PLAN OUT OUTLINED IN YELLOW, THE MATERIALS OF THE PROPOSED ACCESSORY BUILDING WILL BE COMPRISED ENTIRELY OF WOOD OUTSIDE SIDING PAINTED IN AN ALMOND COLOR.

UH, ADDITIONALLY APPLICANT NOTED THE ACCESSORY STRUCTURE WILL NOT INCLUDE ELECTRICAL OR PLUMBING, WILL NOT BE USED FOR COMMERCIAL PURPOSES.

LEASE WERE SOLD SEPARATELY OR USED AS A SHORT TERM RENTAL.

THE BUILDING MEETS SETBACK REQUIREMENTS PER THE WAXAHATCHEE ZONING ORDINANCE AS WELL.

IF YOU TAKE A LOOK AT YOUR AGENDA PACKET FOR THIS ITEM, HAVE US PROVIDE YOU WITH A SIDE PLAN, THE ELEVATION AND FACADE PLAN AND THE OPERATIONAL PLAN CONCERNING THIS PROPOSED STRUCTURE.

UH, WE HAVE RECEIVED ONE LETTER OF OPPOSITION, ONE LETTER OF SUPPORT FOR THIS SUP REQUEST AND WE ALSO DETAILED CONDITIONS OF APPROVAL, UM, WHICH THE APPLICANT, UH, AS A WILL ADHERE TO AND, AND WILL RESOLVE.
