THEY'RE LOOKING TO RELOCATE THE WELCOME CENTER TO, UH, THE LOCATION IDENTIFIED ON SCREEN HERE.
IT'S A LITTLE FARTHER TO THE INTERIOR TO THE OF THE SITE.
THE APPLICANT HAS IDENTIFIED THAT THIS LOCATION, UH, SUITS THEIR NEEDS A A LITTLE BETTER BECAUSE OF ITS LOCATION ADJACENT, MORE ADJACENT TO THEIR SINGLE FAMILY RESIDENTIAL LOTS AND WHAT WILL BE, UH, ONE OF THEIR MODEL HOME COURTS PURPOSE OF THE WELCOME CENTER BEING TO, UH, TAKE POTENTIAL BUYERS AND, AND GET THEM ON A SITE VISIT TO THAT MODEL HOME.

UH, TOTALLY OKAY WITH THAT COMING OUT OF MIXED USE ACREAGE, BECAUSE WE ARE ESTABLISHING AN UNDERLYING MIXED USE DISTRICT UNDER THE WELCOME CENTER AT ITS END OF LIFE, ONCE WE GET FULL BUILD OUT, THE WELCOME CENTER I THINK IS INTENDED TO TRANSITION TO A TRUE MIXED USE BUILDING.
SO IT CERTAINLY MAKES SENSE FOR PARKLAND TO COME OUT OF THE MIXED USE ACREAGE.
UH, WE'RE THINKING THAT THE, UH, MORE APPROPRIATE WAY TO DO THAT IS TO FOCUS, UH, THAT RELOCATION ON THIS PORTION OF THE MIXED USE THAT ABUTS THE RESIDENTIAL, UH, PROVIDES A, ANOTHER MEANINGFUL CONNECTION FROM THE WELCOME CENTER TO THE REGIONAL TRAIL PARK THAT WILL BENEFIT RESIDENTS, UH, IMMEDIATELY OF, OF THE EARLY PHASES.
UH, INSTEAD OF, OF WAITING TO POTENTIALLY, UH, NEBULOUS TIME WITH, WITH THE MIXED USE, UH, AND, AND TO STAND ON ITS OWN, UH, IT HAS A BETTER CHANCE OF STANDING ON ITS OWN CERTAINLY, UH, PROVIDING THIS, UH, CONNECTION THAT THAT'S NOT THERE CURRENTLY, UH, WHERE YOU SEE IT OUTLINED IN BLUE.

SO THE CREEK IS INSIGNIFICANT THERE, IS THAT WHAT WE'RE WHAT WHAT I'M HEARING? NO, WHAT I'M SAYING IS DURING THIS PORTION OF THE PROCESS, UM, GENERALLY IT, IT'S STILL, YOU KNOW, 30,000 UP, 30,000 FEET UP IN THE AIR.
AS YOU, AS DEVELOPMENT CONTINUES TO MOVE ON, THEY MOVE ON THROUGH THE CIVIL ENGINEERING PROCESS, THE ACTUAL INFRASTRUCTURE AND HOW THINGS IMPACT, UM, THE ACTUAL LAND USE.
THAT'S LATER ON IN THE PROCESS.
SO THAT'S WHEN THEY WILL HAVE TO MAKE THEIR CIVIL ENGINEERS WILL NEED TO GET WITH THE PROPER AGENCIES SUCH AS ARMY CORPS OF ENGINEER, UM, LARGE AMERICA, OUR CITY ENGINEERS, TO DISCUSS HOW THOSE WATERS, TRIBUTARIES, CREEKS, ANYTHING THAT MIGHT BE IN THIS AFFECTED AREA AND HOW THAT'LL IMPACT, UM, SURROUNDING PROPERTIES.
SO AT A LATER STAGE, THAT'S WHEN THAT'S DISCUSSED AND THAT IMPACTS HOW THIS CONCEPT PLAN IS DESIGNED AND LAID OUT.
THEY'LL, THEY'LL NEED TO COME BACK AND AMEND THAT AT THAT TIME.
IF, IF THAT DOES HAPPEN A IMPACT AS STATED BY FEDERAL AND STATE LAW.

WOULD THAT NOT BE PART OF THE PARK AREA? GENERALLY AT THIS STAGE, WE WOULDN'T BE SHOWING, THEY WOULDN'T BE SHOWING THAT AS PART OF THE DEVELOPMENT.
IT WOULD BE LATER ON IN THE CIVIL STAGE, THE CIVIL SITE DESIGN STAGE.
THERE'S CERTAIN REQUIREMENTS THAT THEY HAVE TO GO THROUGH WHEN THEY DESIGN A SITE THROUGH CIVIL ENGINEERING.
IT GOES THROUGH OUR CITY ENGINEERS.
UM, IF THERE ARE WATERS THAT ARE IN THAT ARE AFFECTED THAT, UM, THEY WOULD'VE TO MEET ALL FEDERAL AND STATE REGULATIONS AS WELL AND REACH OUT TO THOSE DIFFERENT ENTITIES AND MAKE SURE THEY MEET THEIR REQUIREMENTS AS WELL.
I'VE ALREADY REACHED OUT TO THE LAND MANAGEMENT AND THE WATER PLACE AND THEY SAID THAT IF ANYTHING DAMAGES MY PROPERTY, I CAN COME AFTER THE CITY AS WELL AS THESE PEOPLE.
