THIS IS TECHNICALLY AN AMENDMENT TO THE WAXAHATCHEE COMPREHENSIVE PLAN.

UH, AND THIS THOROUGHFARE PLAN AMENDMENT IS RELATED JUST TO THE KEMP RANCH PROPERTY.

UM, SO IF Y'ALL REMEMBER WHEN THIS PD CAME THROUGH TO YOU SEVERAL MONTHS AGO, UH, THEY INCLUDED A, UH, THOROUGHFARE EXHIBIT.

I'M GONNA SCROLL DOWN, SKIP AHEAD A LITTLE BIT TO THAT EXHIBIT NOW, JUST FOR THIS DISCUSSION.

UH, THIS EXHIBIT INCLUDED A NUMBER OF THOROUGH AFFAIRS THAT WERE PROPOSED TO SERVE THE PROPERTY.

UH, STAFF REVIEWED THE PROPOSAL AT THAT TIME WITH THE PLAN DEVELOPMENT APPLICATION AND DID DETERMINE THAT THE PROPOSAL WAS, UH, APPROPRIATE AND ADEQUATE TO SERVE THE PROPERTY.

UH, HOWEVER, UH, DESPITE THAT IT WAS NOT, UH, COMPLIANT 100% WITH THE EXISTING WAXAHATCHEE THOROUGHFARE PLAN.

UH, SO OUR REGULATIONS DO REQUIRE THAT, UH, ANY DEVELOPMENT OF THIS PROPERTY AND ANY PROPERTY IN TOWN, UH, IS COMPLIANT WITH A THOROUGHFARE PLAN AND PROVIDES, UH, APPROPRIATE DEDICATION AS REQUIRED TO THE PLAN AT THE TIME OF DEVELOPMENT.

SO, IN AN EFFORT TO MAKE SURE THAT DEVELOPMENT OF THIS PROPERTY IS CONSISTENT WITH WHAT'S BEEN MOST RECENTLY APPROVED, THEY ARE REQUIRED TO COME THROUGH AND UPDATE THE THOROUGHFARE PLAN.

SO THERE'S THREE KEY UPDATES THAT ARE PART OF THIS, UH, UPDATE.

UH, ITEM ONE IS REALIGNING THE MAJOR EAST WEST, UH, THOROUGHFARE.

THAT'S THIS 120 FOOT MAJOR ARTERIAL, UH, TO ALIGN WITH, UH, THE PROPOSAL FROM THE PD.

SO IT IS, UH, ENDING AND BEGINNING AT THE SAME POINT, BROOKSIDE ROAD AND LO ELM ROAD.

HERE.

THIS ALIGNMENT IS JUST SHIFTING ON THE INTERIOR OF THE PROPERTY, HOW IT TRAVERSES THE PROPERTY, UH, TO MAKE SURE IT MATCHES THEIR DEVELOPMENT PLANS.

THE WIDTH OF THE THOROUGHFARE IS NOT CHANGING HERE.

UH, SIMILARLY, THEY HAVE A REQUEST TO REALIGN THE MAJOR NORTH SOUTH ARTERIAL THAT'S REMAINING AT 120 FEET WIDE AS WELL, UH, AND IS STILL ENDING AT FM 1446 AND BEGINNING AT FM 8 75.

UH, IT IS JUST THE PATH THROUGH THE PROPERTY THAT IS CHANGING.

UH, FINALLY THERE ARE ON THE EXISTING THOROUGHFARE PLAN, I'M GONNA SWITCH TO THAT BRIEFLY, A NUMBER OF SMALLER 80 FOOT THOROUGHFARES.

IT'S A BIT HARD TO SEE ON THE SCREEN, BUT ON MY CURSOR, THOSE ARE GONNA BE REPRESENTED BY THE BLUE LINES HERE.

UH, SO THESE ARE THOROUGHFARE PLANS THAT THROUGH THE, UH, PLAN DEVELOPMENT PROCESS WERE IDENTIFIED AS ROADWAYS THAT DIDN'T TRULY NEED TO BE 80 FEET WIDE.

THOSE ARE FOUR LANE STREETS.

UH, SO THOSE THOROUGHFARE, UH, THOROUGH AFFAIRS HAVE BEEN REMOVED AS PART OF THIS REQUEST EXCEPT FOR ONE PORTION, UH, HERE ON THE NORTHWEST CORNER OF THE PROPERTY THAT CONNECTS FM 8 75 TO THE FUTURE SCHOOL SITES.

AND, UH, SPECIALTY PARK THAT ARE PROPOSED IS PART OF THE DEVELOPMENT.

SO THE THOROUGHFARE PLAN IS STILL NEEDED HERE.

UM, THE TRAFFIC IMPACT ANALYSIS THAT YOU REFERRED TO WILL, UH, LOOK AT SPECIFIC AREAS THAT WHERE ROADWAYS, UM, COME INTO INTERSECTIONS AND, UM, DRIVE APPROACHES THAT HAVE, UM, A LARGE AMOUNT OF TRAFFIC THAT JOIN INTO THE ARTERIAL OR THE ROADWAYS THAT YOU SEE HERE.

THE TIA WILL, UM, ANALYZE THE, UM, THE TRAFFIC GENERATION FROM THOSE ADJACENT DEVELOPMENTS THAT COME ALONG.

AND AS THOSE, UH, DEVELOPMENTS COME IN, THEY WILL BE REQUIRED TO INSTALL TURN LANES, DESAL LANES, ACCELERATION LANES, UM, IN ACCORDANCE WITH THE RULES, UM, OF, UH, THE TRAFFIC GENERATION.

SO AS WE GO THROUGH THE PROCESS, I, I THINK WE HAVE THE OPPORTUNITY TO DO THE BEST WE CAN.
