UM, SO WE DID THAT AND THEN WE WERE APPROACHED TO POTENTIALLY, UM, PRESENT AS AN HOA MEETING FOR BUFFALO RIDGE AND, UH, WE WERE DECLINED TO BY THAT HOA. SO, UM, THE NEXT SLIDE. UM, SO ONE OF THE ENVIRONMENTAL CONCERNS WAS LIGHT POLLUTION. THIS IS AN OVERLAY OF OUR, THE PHOTOMETRIC PLAN SHOWING SOME OF THE LIGHT BLEED THAT WILL HAPPEN. AGAIN, THIS IS WITHIN ALL OF CITY STANDARDS WHEN IT COMES TO A PHOTOMETRIC PLAN DOWN. UM, ENVIRONMENTAL CONCERNS FOR THE UNDERGROUND STORAGE TANK. SO THIS IS A HIGHLY REGULATED PROCESS BY TCEQ. UM, THESE ARE DOUBLE WALLED TANKS AND DOUBLE WALLED PIPING. THEY'RE CONTINUOUSLY MONITORED OFF, UM, BY, BY THE STORE AND BY A THIRD PARTY, UM, TANK. TIGHTLY TANK TIGHTNESS TESTS ARE PERFORM PERFORMED ANNUALLY, 24 7 MONITORING OF THE INVENTORY VOLUMES. AND THEN THIRD VOL, UH, THIRD PARTY INSPECTIONS OF ALL VISIBLE EQUIPMENT ARE DONE MONTHLY. SO NEXT SLIDE. SO, UM, WE WERE MADE AWARE, FOUND THAT THERE WAS ENVIRONMENTAL CONSULTANT BROUGHT IN, UM, TO ASSESS THE LOCATION THAT WE HAD, UM, PICKED OUT FOR THIS SITE. SO ONE OF THE THINGS THAT THE, UM, IT WAS A VERY LONG REPORT, BUT ONE OF THE THINGS THAT STOOD OUT TO ME WAS THAT IN THE REPORT IT CALLED OUT THAT THE HEALTH EFFECTS OF LIVING NEAR GAS STATION ARE NOT WELL UNDERSTOOD. UM, THESE ARE, THE TANK VENTS ARE ONLY BEING RELEASED WHILE THE TANKS ARE BEING FILLED. UM, THE A HUNDRED FOOT BUFFER THAT WAS SHOWN IN THE REPORT WAS ACTUALLY SHOWING THAT IT HIT THE SCHOOL. THE BIG CONCERN WAS ABOUT THE GAS STATION POLLUTION WAS LEAKING UNDERGROUND STORAGE TANKS WITH MODERN DOUBLE WALLED TANKS THAT ISN'T A CONCERN ANY LONGER. UM, HOWEVER, THE STUDIES CONDUCTED OVER THE PAST DECADE HAVE SHOWN THAT ENOUGH BENZENE AND GASOLINE IS RELEASED TO THE AIR TO THREATEN THE HEALTH OF THOSE LIVING 500 TO A THOUSAND FEET FROM THE GAS STATION.
