UH, IT'S JUST A, IT'S A REALLY WONDERFUL TOWN AND WE LIVE IN THE GARDEN VALLEY NEIGHBORHOOD, AND I KNOW THERE'S A LOT OF, UH, DEVELOPMENTS BOTH FROM A HOUSING STANDPOINT, ALSO FROM A MULTIFAMILY STANDPOINT, AND, AND THERE'S GONNA BE FUTURE BUSINESSES THAT ARE GONNA BE DEVELOPED THERE.

AND, UH, I'M, I JUST WANNA EXPRESS MY CONCERN ABOUT THE DEVELOPMENT IN THE AREA AND THE IMPACT THAT IT'S HAVING ON THE COMMUNITY.

UM, PRETTY FREQUENTLY I'M GOING TO HOWARD MIDDLE SCHOOL AND ALSO FELTY ELEMENTARY SCHOOL ON A DAILY BASIS.

AND I CAN JUST, UH, SPEAK FROM FIRSTHAND EXPERIENCE THAT IS GETTING VERY CROWDED.

UH, THE ROADS ARE, UH, ARE JAM PACKED AT CERTAIN TIMES OF THE DAY, AND THERE'S SOME CONCERN THERE FOR SOME OF OUR YOUNGER WAXAHATCHEE CITIZENS, UH, WHEN THEY'RE WALKING, UH, BOTH TO AND FROM SCHOOL AND ALSO TO THEIR, THEIR, THEIR FRIENDS' HOUSES.

UM, AND SO I WOULD JUST ASK THE, THE COMMISSION TO BE THOUGHTFUL AND STRATEGIC AND TO CONSIDER THE INPUT OF RESIDENTS IN THE COMMUNITY AS WE LOOK TO BUILD OUT THOSE REMAINING PLOTS IN THAT AREA.

UH, BECAUSE IT'S A WONDERFUL PLACE TO LIVE, AND I THINK IF WE PUT THE WRONG TYPE OF BUSINESS IN THAT AREA, IT CAN, IT CAN TOTALLY CHANGE THE DYNAMIC OF, OF THAT, UH, NEIGHBORHOOD.

UM, AND, UH, JUST MOST RECENTLY, UH, THERE'S TALK ABOUT A SEVEN 11 IN THAT AREA.

AND, UH, WHAT THE DEVELOPER EXPRESSED IN ONE OF THE MEETINGS WAS THAT THE CITY HAD NO INTENT TO ADDRESS THE TRAFFIC ISSUES THAT COME WITH HAVING SUCH A BUSINESS IN THAT AREA.

AND SO IT'S, UH, IT'S ALARMING TO, TO KNOW THAT THOSE THINGS ARE NOT BEING CONSIDERED WHILE THE APPROVAL OF CERTAIN OF THOSE KIND OF BUSINESSES ARE, ARE BEING DISCUSSED.

SO I JUST ASK THAT, UH, THE CITY TAKES THAT INTO CONSIDERATION.

I ALSO HAVE A CHILD THAT GOES TO HOWARD MIDDLE SCHOOL AS WELL, AND, UM, A HIGH SCHOOL STUDENT AS WELL.

SO I JUST ASK THAT YOU GUYS REALLY LOOK INTO WHAT IS NEEDED TO DEVELOP THE AREA AND ADDING THE SAFEGUARDS FOR THESE CHILDREN THAT GO TO AND FROM SCHOOL.

UM, THEY ARE THE FUTURE OF THE CITY, AND I THINK THAT IT'S IN THE BEST INTEREST OF THE CITY TO PROTECT THEM AS WE CONTINUE TO GROW.

THAT IN THIS AREA WOULD PLACE THE REQUIRED LOT SIZE AT AROUND 33,000 SQUARE FEET DUE TO THE IMMEDIATELY ADJACENT PROPERTIES BEING EXCEEDINGLY LARGE LOTS.

THE APPLICANT HAS MET THE MINIMUM PARKING REQUIREMENT AND SLIGHTLY EXCEEDED IT FOR THE SITE.

THE MINIMUM REQUIREMENT IS 104 SPACES.

UM, WE'VE TURNED, UH, UH, PROPOSALS DOWN BECAUSE OF TRAFFIC CONCERNS.

WE REQUIRE DEVELOPERS TO, UH, INCLUDE, UM, DRIVEWAYS AND THINGS OF THAT NATURE SO PEOPLE AREN'T COMING OUT ON, ON HEAVY ON HEAVY, UH, ROADS.

AND ALSO YOU HAVE TO REMEMBER THAT T STOCK CONTROLS A LOT OF OUR MAJOR THOROUGHFARES AROUND HERE.

SO ALL WE CAN DO IS REQUIRE, UM, THOSE DEVELOPERS TO DO THOSE THINGS ON THEIR PROPERTY THAT WILL HELP TO REDUCE IT.

SO WE ARE COGNIZANT OF THE CITY OF, OF THOSE TYPES OF THINGS.

AND THEN FINALLY, UM, I'VE BEEN GETTING A LOT OF, OF, UH, MESSAGES, UM, EMAILS, VOICEMAILS, UH, IN REGARDS TO, UM, THE, UH, BROADHEAD PROJECT THAT WAS BROUGHT UP HERE.

UM, I'VE BEEN STUDYING IT AND I PLAN TO MEET WITH THE DEVELOPER, BUT THE FIRST THING I PLAN TO ASK THE DEVELOPER, WHERE THE HELL HE GETS OFF TALKING ABOUT WHAT THE CITY'S GONNA DO ON TRAFFIC.

IT'S NOT HIS ROLE.

WE HAVE A COMPREHENSIVE PLAN THAT TAKES INTO ACCOUNT THESE THINGS.

WE HAVE THOROUGHFARE PLANS THAT TAKE INTO THESE THINGS.

AND FRANKLY, I THINK THAT IT'S DISINGENUOUS FOR SOMEBODY TO COME HERE WHO'S NOT PART OF THE CITY TO MAKE REPRESENTATIONS AS TO WHAT THE CITY IS OR ISN'T GOING TO DO, ESPECIALLY SINCE IT HASN'T COME BETWEEN PLANNING AND ZONING OR BEFORE PLANNING AND ZONING AND THE CITY COUNCIL.
